On opening day a hotel is either ready, or it loses its reputation in the first month.

Pre-opening starts 6–9 months before opening and covers everything that must exist before the first guest: people, systems, procedures and booking channels.

A hotel does not open on the day construction ends

Between the end of construction and the first guest there are several months: hiring and training a team, installing systems, obtaining licences, opening channels.

If that does not run in parallel, the hotel stands built and empty — and those months eat loan interest.

Frequently asked questions

When should pre-opening start?
Six to nine months before opening. That is when the team, the systems, the procedures and the booking channels are put in place. With less than three months a hotel will still open, but the first months will be lost.
What is in the pre-opening budget?
The cost incurred before opening: management salaries, recruitment and training, system licences and implementation, marketing and the opening event, and the first fill of operating supplies. It is a separate line and should not be hidden inside the construction budget.
When should we open for bookings?
Three to six months before opening, but only from a date you are sure of. Selling too early and then postponing means cancellations, bad reviews and a damaged relationship with the channels.
What is a soft opening?
Operating at reduced capacity before the full launch — usually two to four weeks, with part of the rooms and a limited menu. The point is to expose flaws in the procedures on real guests while fixing them is still cheap.
Do you stay after the opening?
That is your choice. Pre-opening can end with the opening and handover, or continue into ongoing management. Either route is set out in the contract in advance.
Should we postpone the opening or open on time?
Opening on time is right if the rooms, safety and core service are ready. If they are not, a two-week delay costs less than bad reviews from the first two hundred guests — those stay in your rating for years.
