Construction is the most expensive stage of a project, and here every mistake is cast in concrete.

The owner needs one counterpart who controls budget, programme, quality and contractors at once — and who has no stake in the construction company.

Savings come from alternative solutions that give the same result — not from lowering material quality.

A cheaply built hotel is expensive: its running and repair costs eat every year what was saved on construction.

Frequently asked questions

Are you a construction company?
No. We stand on the owner's side and manage construction on their behalf: we run the tender, select the contractor, and control the programme, quality and quantities. The separation is deliberate — whoever builds cannot audit themselves.
What does owner-side management mean in practice?
It means you receive a weekly report: what was done, what remains, where you stand against budget and programme, and what risks are visible. Every certificate and quantity is checked before payment is made.
What most often causes a budget overrun?
Starting construction with an incomplete design. When the working drawings are unfinished, changes appear during construction — and those changes are the most expensive. The second cause is starting the fit-out too late.
Do I have to close an operating hotel to renovate it?
In most cases no. The work is split by floor or block, and noisy operations move to the low season and to daytime hours. A full closure is needed only when vertical systems are being replaced.
Who selects the contractor — you or us?
You do. We run the tender, bring the bids into one comparable format, set out the risk in each and give a recommendation. The owner signs.
What happens if the contractor misses the deadline?
The contract sets the dates, staged payments and penalties in advance. If a date is missed we first require a recovery plan, then apply the contractual remedies. This is why how the contract is drafted matters.
