Fit-out is where a project is either completed as intended or dissolves into compromises: furniture arrives late, a fabric is discontinued, the dishwasher does not fit the space.

We manage this stage from budget to installation — selection, specification, supplier, logistics, schedule and on-site fitting.

You do not buy furniture once — you buy it every five years

Hotel furniture serves dozens of people a day. Domestic furniture does not withstand that and is replaced within two years.

So we choose pieces whose spare parts can still be found years later and which can be repaired rather than wholly replaced.

When should the fit-out process start?
Three to six months before opening, and work on the specification should start earlier still. Import, customs and installation take time, and this is where opening dates most often slip.
Do you sell the furniture?
No. We write the specification, run the tender, negotiate the price and control quality. The owner contracts directly with the supplier — that keeps pricing transparent and our interest out of it.
Who handles import and customs?
That is part of logistics and is included in our work: delivery schedule, documentation, customs clearance and claims for damaged goods. The point is that goods arrive at the right construction stage rather than sitting in a warehouse for months.
Local manufacture or import?
Both, depending on the item. Case goods are often cheaper and faster locally, while soft furniture, sanitary ware and professional kitchen equipment are usually imported. The decision weighs price, lead time and warranty together.
What if a delivery is late?
That is why we hold a fallback option on critical items and tie delivery dates to the opening programme. If a delay still happens we first find an alternative supplier, then re-phase the opening so the hotel can at least open partially.
