A hotel rarely loses money through one big mistake. It loses it every day, a little at a time — in the wrong rate, an empty room, one employee too many and a guest who never comes back.

The owner gets one accountable team and monthly reporting in the format the bank asks for. The hotel gets a system that does not depend on one person.

A management contract does not mean giving up control

The owner remains the owner: they approve the annual budget and capital expenditure and see monthly reporting. We execute, account for it and answer for the result.

Managing a hotel is not hiring one general manager. It is a system: pricing, channel mix, cost control, procedures and people. If one link is missing, the rest does not work.

Frequently asked questions

What does a management contract mean?
It means we take responsibility for the hotel's daily operation: the team, the standards, pricing, sales, cost control and reporting. The property stays yours and so does the revenue; we operate it on your behalf.
How long is the contract?
Usually three to five years with a renewal option. A shorter term does not work, because the first year goes on building the team and embedding the systems, and results appear from the second.
What control does the owner keep?
You approve the annual budget and capital expenditure. Key appointments are agreed with you, and you receive the monthly report. Operational decisions are ours — that is what we are there for.
Whose employees are the staff?
Normally the hotel's, meaning your company's. We recruit, train and manage them, while wages are paid from the property's budget. A different model is possible and would be set out in the contract.
What reporting do I receive and how often?
A monthly report: revenue by segment, occupancy, ADRAverage Daily Rate — room revenue divided by the number of rooms sold., RevPARRevenue per Available Room — occupancy multiplied by average rate; it measures rate and occupancy together., costs by line, GOPGross Operating Profit — profit before ownership costs such as rent, debt and depreciation. and variance against budget. Plus a short weekly note on booking pace. The format can be adapted to what you need.
Is there a minimum size?
There is no hard limit, but below about 25 rooms a full management company is usually too expensive. In those cases we more often offer individual services — revenue management, an audit or training.
