FAQ

What developers ask us most often

Do you take on any residential building?
No. We work only with premium residential and mixed-use developments where the owner wants hotel-grade service. This is not about status — that standard requires a budget, a staffing level and procedures, and if a developer is not ready for it our involvement only wastes everyone's time.
What criteria do you use to select a property?
We look at four things: location and class, the quality of the common areas, the number of units under management and — most importantly — the developer's intent. If the common areas are built to the minimum and the budget covers only a guard and a cleaner, there is no point discussing hotel-grade service.
How is hotel-grade service different from an ordinary management company?
An ordinary company maintains the building: cleaning, lifts, grounds, utilities. We add what we bring from hotels — a front-desk standard, concierge, a procedure for receiving residents and their guests, a response time for complaints, quality checks by mystery visit, and a monthly report in the same format a hotel owner receives.
What does the service cover?
Front desk and concierge, security and access control, cleaning and upkeep of common areas, operation of technical systems with scheduled inspections, communication with residents and owners, budgeting, cost control and monthly reporting. Additional services — short-term letting of units, for example — are added by separate agreement.
When should you be brought in — during construction or after handover?
As early as possible. The size of the lobby, where reception sits, the staff entrance, service rooms, waste logistics and camera positions all belong in the design. After handover these are either expensive to add or impossible — and that difference is usually what separates a good development from an average one.
How are costs accounted for and reported to owners?
A monthly report in a single document: costs by line, work completed, issues opened and closed, variance against budget and the plan for next month. Owner contributions and arrears are shown separately. Our rule is that the report should leave no open questions.
Are an aparthotel and a residential building the same thing?
No. In an aparthotel the unit generates income and management is about bookings, pricing and occupancy — that is hotel logic. In a residential building management is about the building and the daily life of its residents. We do both, but with different models and different contracts.
We already have a management company — how does a transition work?
Through a one-month handover. We start with an audit of the property: the state of the systems, the contracts with suppliers, outstanding debts and accumulated complaints. Then we prepare a transition plan and begin embedding procedures from day one, so residents feel no interruption.
